BOOKING / RESERVATION INSTRUCTIONS

To reserve your dates, as we cannot guarantee availability at a later date, an Email is required for our records confirming your dates. Until confirmed, rates are subject to change. Also, we will need the full payment if the total booking amount is less than or close to $500, ELSE we need $300/week deposit.  Once the dates are confirmed, at times changes in the reservation are not possible based on many reasons including the check in date, when possible to make the changes, it will cost additional change fees from minimum $50 based on the type of changes.
The balance is due 30 days before check-in date.  Late fee $50.00 applicable if the payment is made after the due date.  We have the right to cancel the booking if the balance payment is not received 25 days before check-in date.   All correspondence will by by Email.

CHECK-IN INSTRUCTIONS

All our Units are non-smoke and no pets are allowed.   SECURITY DEPOSIT $250 OR MORE REQUIRED IN SOME CASES.
In case the door is locked on checkin time - 3:00pm, the Units have a keysafe - the code would be provided on receipt of the full payment, please use the code to open the keysafe, use the keys to open the door and please put the keys back in the keysafe with the same above code to lock, the keys (the Unit’s and the pool key) for the Guest to use during their stay is on the kitchen counter.
The checkout time is 11:00am, please leave the keys on the kitchen counter. $50.00 will be charged if the keysafe key or the spare keys are missing.

CANCELLATION POLICY.
ONCE DEPOSIT IS RECEIVED FOR A BOOKING, THE FOLLOWING CANCELLATION POLICY APPLIES:
61 DAYS OR MORE, BEFORE CHECK-IN DATE
The deposit money is refundable upto 61 days or more, before the check-in date. $100.00/first week would be deducted from the Deposit for administrative cost, $50 for each extra week after that.

31 - 60 DAYS BEFORE CHECK-IN DATE
50 % OF THE DEPOSIT WOULD BE RETURNED

LESS THAN 31 DAYS.
THERE WILL BE NO REFUNDS, SINCE THE DATES FOR THE UNITS ARE BLOCKED EXCLUSIVELY FOR A CUSTOMER, (FIRST COME FIRST SERVED BASIS) AND THERE IS NOT ENOUGH TIME TO RE-BOOK.

The tax we collect can fluctuate according to the regulations set by the Maui County Tax Department.

WE DO OUR BEST TO MAKE YOUR STAY AS COMFORTABLE AS POSSIBLE. Indu K Burks takes care of your booking and payment and our Managers TERI or EVA  takes care of customer service, during your stay in our condos. Teri or Eva and the Owners are responsible for addressing your needs during your stay in our condos. Please do not leave any food out in the Unit as it will attract the ants.
Some condos have a modem for direct connection, for others, for Wireless Internet, the login and pass code if applicable are provided in the condos.

(We provide bath soap, bath towels/ hand towels/ Beach towels, kitchen towels, toilet roll (3 rolls), paper towel (1 roll), dish sponge and liquid/dish washer liquid, salt/pepper, fully equipped kitchenware etc..)

In case the door is locked on your check in time, the Unit has a key safe on the door - codes will be provided on receipt of the full payment, please use the code to open the key safe, use the keys to open the door and please put the keys back in the key safe with the same above code to lock, the keys (the Unit's and the pool key) for you to use during your stay is on the kitchen counter. Please do not remove the Keys from the Key Safe, IF YOU LOCK YOURSELF OUT OF THE CONDO, IT WILL TAKE A FEW HOURS FOR THE MANAGER TO MAKE ARRANGEMENTS TO HELP YOU.

The checkout time is 11:00am; please leave the keys on the kitchen counter. $50.00 will be charged if the key safe key or the other keys provided for the Guest use are missing.

TERMS AND CONDITIONS - APPLICABLE TO ALL OUR UNITS

ALL OUR UNITS ARE NON-SMOKE UNITS and No pets are allowed. There is no phone in the condo, please check our amenity list on the website under VACATION RENTAL FEATURES.

PLEASE DO NOT DISTURB THE COMPLEX MANAGER, our Manager TERI or EVA, please contact them for any customer service, during your stay in our condos.

1. No additional Guest/Friend/Family overnight stay or use of the complex facilities are allowed. 

2. Also the Guests are responsible to take care of their Unit, make sure the Unit is left clean on checkout (remove trash, no dirty dishes, furnitures are all in original position etc) and no damages caused during their stay and sometimes will be asked to leave and no money will be refunded if the Manager / Owner/ Representative decides accordingly.

3. Any Guest violating the above, will be charged additional amount based on the damages caused.
4. The Guests are bound by the Association rules, no loud noise/partying/unruly behavior which will draw the attention of the other residents in the complex and will lead to a complaint with the Manager or the Owners. In such cases, and in other incidents where the Administrator/Owner decides the Guest is not fit to stay in our Unit, the Guest will be asked to leave and no money will be refunded.
5. We have the right to check the Unit anytime as and when required, during the customer's stay, and in some cases we may request $250 minimum damage/security deposit which will be returned, on satisfactory inspection of the Unit on checkout. Also sometimes the customer will be charged for damages after checkout when we find the damages to the Unit/items in the Unit.
6. Every effort is made to provide the Customer with the Unit they requested, but at times due to unforeseen circumstances, we will be forced to provide with a similar Unit or any other Unit available, no money will be refunded.
7. The complex is bound by the Association's decisions for complex improvements and is out of our control, for the noise or inconvenience caused due to landscape maintenance, complex repairs and other close by Unit and Complex improvements/remodel/repairs. The Pest Control is scheduled timely (additional charges if postponed) by the complex, please help us keep the condos clean if by some chance they are scheduled during your stay. Also sometimes there may be a problem with Appliances, plumbing or other maintenance necessary for a Service or Repair personnel to check the inside of the condo, we try hard to schedule when the condo is vacant but at times it can be scheduled during a customer's stay, no discount or any money will be refunded in all these circumstances which are unforeseen.
8. Some of our Units are very close to the ocean, please take precautionary measures - especially at the sea wall, for both Adults and children, solely at the Guest's risk. Also the ocean tides can change unexpectedly anywhere in Maui , please be aware of it all the time, there have been higher drowning incidents.  As mentioned on our website, the beach appears and disappears based on tide and the beach closer to the condo does not have proper beach access due to the ocean water.

9. Any unresolved dispute that may arise which the Manager or Representaive is unable to solve are between the customer and the owner, as the Owner makes the final decision. 

10. The Units interior decorations are constantly upgraded, may vary from the pictures displayed.
11. Please also note the Laundry room door and the pool gate has to be closed and locked at all times, except when entering or exiting. The pool key also opens the Pohailani Laundry room.
12. An adult needs to be present when children are in the pool, to make sure the children are supervised and not screaming and disturbing the other residents.
13. Please switch off the A/C when leaving the condo, also please do not leave the front door or the lanai door open with the A/C on.
14. Please make sure to take all your belongings, we are not responsible for anything that is left behind.
15. Owner/Manager/Representative does not accept any responsibility for loss or damage of any personal property of the Renter.
16. Travel Insurance is advised to protect your vacation from unforeseen incidents.
17. Additional House Rules of the complex are provided in the condo.

As always please take precautionary measures required on any vacation like locking your Unit, Lanai doors and Car - both night and day, and not leaving any valuables carelessly.  There have been petty robberies throughout the Island earlier 2005.  It's also a good idea to have a flash light/ first aid kit.
